Our Thesis
Our competitive edge lies in the disciplined acquisition of cash-flow–positive commercial properties, ensuring that investors benefit from returns starting on day one. By focusing on immediate income generation, we minimize reliance on speculative pro-forma projections and repositioning strategies that are often vulnerable to macroeconomic volatility.
Our Inception
Princeton Realties was established with a thesis focused on acquiring stabilized, income-generating properties, beginning with the purchase of a mobile home park in Pennsylvania in 2016. Since then, we have expanded our portfolio across the U.S., emphasizing mobile home parks and Class A multi-family apartment buildings. By 2020, our assets under management reached $15 million; now, we are actively fundraising to pursue new acquisition opportunities and continue building on our growth trajectory.
Meet the Founder
Dr. Ashutosh K. Pathak is a physician-scientist, business executive, and strategic leader with a distinguished career in healthcare, corporate development, and organizational leadership.
Before moving into business leadership roles, Dr. Pathak trained extensively in oncology, completing clinical and research work in cancer medicine and translational science. Throughout his career he has authored scientific publications and contributed to advancing cancer research.
In the pharmaceutical and biotech industry, Dr. Pathak has held senior leadership positions, including Senior Vice President and Global Head of Corporate Strategy at a multinational biotechnology company and prior roles as Global Head of Medical Affairs and oncology strategy at leading global healthcare firms. His responsibilities have encompassed clinical strategy, corporate development, cross-border collaboration, and strategic partnerships.
Beyond healthcare, Dr. Pathak is also the founder of the Princeton Foundation for Peace and Learning, a nonprofit organization committed to global health, education, and community development initiatives.
Today, at Princeton Realties, he serves as Owner & General Partner, where his multidisciplinary expertise in leadership, investment evaluation, and corporate governance informs the firm’s direction and growth strategy. His experience in high-stakes decision-making, risk management, and organizational development complements Princeton Realties’ focus on creating consistent value and sustainable returns for investors.
Dr. Pathak completed his clinical residency and holds an Ph.D. in Biology from A.I.I.M.S., and an M.B.A. from Columbia Business School, and is also a Fellow of the Royal College of Physicians (FRCP, Edinburgh).
